Loan Officers, Real Estate & Insurance Agents can refer their applicants to Home Sweet Home (“HSH”).  We will PRE-SELL any referrals you send to us, or we send to you and instruct those applicants to pay you up front for your time in helping them get into a home.  Average retainer/consultation ranges from $100 - $500.  Fill your pipeline and close more loans and contracts in the future and best of all you will get paid some money NOW up front!  Our Home Ownership Program™ is unique as the overall goal is to unite our organizations to work as a team to get these applicants into homes.  LOAN OFFICERS, REAL ESTATE & INSURANCE AGENTS RETAIN THEIR APPLICANTS PERMANENTLY.  Real Estate Agents will also earn not only purchase but leasing commissions as well.  HSH can also refer you good credit customers when we receive those applicants. 

Your applicants get a 2nd chance.  HSH will place your declined applicants in rentals, lease options or lease purchase (“rent-to-own”) arrangements.  This gives them a 2nd chance to show us they can “pay-on-time” for 12 months and build a good payment history prior to converting to a purchase or applying for a home loan.       

HSH assists the applicant and the real estate agent in the search for housing.  We don’t know of any organizations actively assisting real estate agents in helping place declined persons into housing situations.

Rent-to-Own is a great way for your applicants to eventually own their very own home.  HSH will try to find housing that works on a rent-to-own basis.  Otherwise, we may need to find applicants a home later down the road (after the renting trial period that is either for sale or rent-to-own).

Rental credits are a great way to finance the down payment. If a rent-to-own home is able to be found, HSH and the agent will try to incorporate a large portion of the rent payment (called “rent credit”) to be applied toward purchasing the home as a method to help finance the down payment.

HSH offers credit improvement counseling and shows applicants how to clear inaccurate information from their credit reports.  Also, we explain how to deal with accurate derogatory information and how to take the right steps to address and improve those issues.  

HSH helps applicants re-establish credit with 3 credit cards WHICH MUST BE PAID ON-TIME and advise clients to avoid having balances greater than 30% of the credit line (which is key to improving credit scores). 

Applicants will receive information on down payment and rental assistance.  You may be able to get a few hundred up to $1,000(+) using our connections and techniques.

Applicants will receive a special report on credit management, credit restoration, and credit re-establishment.  This information is priceless for people who do not have money or cash to purchase a home outright and who are in need of financing or a home loan.

Applicants receive information on rent-to-own housing, how it works and buying advice as well.

HSH will make sure house listings are sent periodically to your applicant’s phone or email automatically (so this will help alleviate real estate agents with having to find listings).

HSH will assist applicants with getting set up for free credit monitoring.  This way, we can “stay on top” of credit issues and challenges and address challenges in as timely a manner as possible.

If your applicant has been a victim or needs protection against ID Theft, we will help them get enrolled for ID Theft protection for as little as $10 per month.  This protection is available to help applicants protect and prevent future damage to their hard-earned good credit.

Applicants can also retain affordable legal protection – Great for your applicants who are able to have leases and real estate contracts reviewed (and many more services) for less than $20 per month.  This Legal Shield plan is incredible and a must for every family – especially when legal issues arise.  This program can also be very helpful with getting attorney assistance with credit disputes and/or attorney review of any purchase, rent-to-own or leasing agreement

RESPA Compliant Consultation Fee Program.  How so?  HSH requires applicants to contract for a rent-to-own home or a rental.  RESPA DOES NOT APPLY TO RENTALS.  Loan officer and  Real Estate Agent consultation fees are fair because they deserve to be paid for their time and efforts to financially counsel would-be homeowners on how to best prepare to loan-qualify for the type of loan that best suits their budget and needs.  Additionally, if they collect a consultation fee from their applicants, they can have them sign a consultation disclosure agreement that also includes language that explains that the fee is RESPA compliant and IS NOT an “advance loan fee” arrangement.

These items constitute our Home Ownership Program™ which requires a one-time remittance of $500 - (payments are accepted if needed).

Our primary goal is to convert these persons into homeowners.  By doing so:
