Program Explanation for Tenants & Buyers
Our Home Ownership Program is designed to help you purchase and own a home. Depending on credit, background check, income, down payment funds, some applicants may immediately qualify for a regular type of purchase. We may have you work with a Real Estate Agent. For those who have damaged credit and or other "loan ready" issues, most likely we will start you out as a rental only. After 1 year of “on time” payments, tenants have the option to convert into a purchase (either residential or mobile home). Once approved we will have you view 2 or 3 homes and then a $500 deposit will be required in order to continue with the process. The deposit does get applied towards your down payment when you are ready to purchase. Down Payment Assistance may also be available. 1st and last months rent is normally required for move in. A $100 deposit is required to get started. After that you can make payments if needed.
Here are your payment options: Home Ownership Program fee - $500 (pay in full). 2 Payment Plans (Both require $100 to start)
1. $225 for 2 months. 2. $125 for 4 months. Notes: Work will stop if payments are not made on time. Married couples pay only 1 program fee. If 2 single persons are applying for the Home Ownership Program to help them qualify for a home, then they will BOTH have to pay the $500 fee.
